1. SPEAKERS:
- GENERAL MANAGER OF MARKETING & SALES, RAMESH GNANASEGARAN
- ASSISTANT MANAGER OF PROJECT TEAM, MR. OOI WEA KIAT
SYNOPSIS:
2. PURPOSE THE PURPOSE OF THIS SITE VISIT IS TO PROVIDE PARTICIPANTS WITH AN IN-DEPTH UNDERSTANDING OF LAND RECLAMATION TECHNIQUES AND THEIR INTEGRATION INTO THE MASTER PLANNING OF ANDAMAN ISLAND. THE VISIT AIMS TO BRIDGE THEORETICAL KNOWLEDGE AND PRACTICAL APPLICATIONS, OFFERING INSIGHTS INTO SUSTAINABLE DEVELOPMENT AND URBAN PLANNING IN COASTAL REGIONS.
3. OBJECTIVES
- TO OBSERVE AND COMPREHEND THE STAGES OF LAND RECLAMATION, INCLUDING DESIGN, EXECUTION, AND ENVIRONMENTAL MANAGEMENT.
- TO ANALYZE THE MASTER PLAN OF THE ISLAND, FOCUSING ON URBAN DESIGN, INFRASTRUCTURE DEVELOPMENT, AND SUSTAINABILITY MEASURES.
- TO GAIN PRACTICAL EXPOSURE TO THE CHALLENGES AND INNOVATIONS INVOLVED IN CREATING LIVABLE SPACES ON RECLAIMED LAND.
4. DESCRIPTION OF THE SITE PULAU ANDAMAN, A NEWLY DEVELOPED ISLAND NEAR PENANG, IS A REMARKABLE EXAMPLE OF MODERN URBAN PLANNING AND SUSTAINABLE DEVELOPMENT. SPANNING A TOTAL AREA OF 760 ACRES, THIS PROJECT IS DIVIDED INTO TWO PHASES: PHASE 1 (STP2A) AND PHASE 2 (STP2B/C), SEPARATED BY A CANAL THAT RUNS ALONG THE NORTH-SOUTH AXIS OF THE ISLAND.
LAND USE AND DEVELOPMENT PHASES PHASE 1 (STP2A) ENCOMPASSES 253 ACRES AND FOCUSES ON CREATING VIBRANT AND FUNCTIONAL SPACES WITH A MIX OF RESIDENTIAL, COMMERCIAL, AND GREEN AREAS. THE REMAINING 507 ACRES FORM PHASE 2 (STP2B/C), WHICH IS EXPECTED TO FURTHER EXPAND THE ISLAND'S OFFERINGS. THE 80-METER-WIDE CANAL DIVIDING THE TWO PHASES IS A CENTRAL FEATURE, ENHANCING THE AESTHETIC AND FUNCTIONALITY OF THE ISLAND.
CONNECTIVITY TO PENANG ISLAND PULAU ANDAMAN IS CONNECTED TO PENANG ISLAND VIA TWO KEY BRIDGES: THE ANDAMAN BRIDGE AND THE GURNEY BRIDGE.
- ANDAMAN BRIDGE: STRETCHING 380 METERS IN LENGTH, THIS BRIDGE WAS CONSTRUCTED BETWEEN JUNE 2018 AND JANUARY 2022.
- GURNEY BRIDGE: SLIGHTLY SHORTER AT 379 METERS, THIS BRIDGE BEGAN CONSTRUCTION IN MAY 2021 AND IS SLATED FOR COMPLETION IN FEBRUARY 2024.
THESE BRIDGES PROVIDE SEAMLESS ACCESS TO THE MAINLAND, ENSURING CONVENIENCE FOR RESIDENTS AND VISITORS ALIKE.
KEY FEATURES OF PHASE 1 PHASE 1 IS DIVIDED INTO THREE PRIMARY PRECINCTS—SHORELINE, CANALSIDE, AND GURNEY GREEN—EACH WITH UNIQUE CHARACTERISTICS AND PURPOSES.
- SHORELINE: DEDICATED TO RESIDENTIAL USE, THIS PRECINCT IS CHARACTERIZED BY ITS CLOSE PROXIMITY TO THE WATERFRONT.
- CANALSIDE: ALSO A RESIDENTIAL AREA, IT OFFERS SCENIC VIEWS AND A TRANQUIL LIVING ENVIRONMENT ALONG THE CANAL.
- GURNEY GREEN: THIS PRECINCT COMBINES COMMERCIAL FACILITIES WITH 25 ACRES OF GREEN SPACES, CREATING A LIVELY AND ECO-FRIENDLY ENVIRONMENT.
PUBLIC-FRIENDLY AMENITIES ARE A HALLMARK OF PHASE 1, WITH NOTABLE FEATURES INCLUDING:
- A 6.5-KILOMETER BICYCLE AND PEDESTRIAN PATH RUNNING ALONG THE MAIN ROAD.
- A CENTRAL PARK WITHIN THE SHORELINE PRECINCT, PROVIDING A SERENE AND RECREATIONAL SPACE FOR RESIDENTS.
WATERFRONT PROMENADE THE WATERFRONT PROMENADE IS A SIGNIFICANT ATTRACTION, WITH ITS EXTENSIVE LENGTH CATERING TO VARIOUS PRECINCTS:
- SHORELINE: 1.075 KILOMETERS
- CANALSIDE: 1.811 KILOMETERS
- GURNEY GREEN: 1.153 KILOMETERS
THESE PROMENADES OFFER PICTURESQUE VIEWS AND ARE DESIGNED TO ENCOURAGE OUTDOOR ACTIVITIES, ADDING TO THE ISLAND'S APPEAL AS A COMMUNITY-ORIENTED SPACE.
CONCLUSION PULAU ANDAMAN IS A METICULOUSLY PLANNED ISLAND DEVELOPMENT THAT BALANCES MODERN URBAN DESIGN WITH SUSTAINABILITY AND COMMUNITY WELL-BEING. ITS WELL-CONNECTED INFRASTRUCTURE, THOUGHTFULLY DESIGNED PRECINCTS, AND PUBLIC AMENITIES MAKE IT A MODEL OF CONTEMPORARY ISLAND DEVELOPMENT. AS PHASE 2 PROGRESSES, THE ISLAND IS POISED TO BECOME A LANDMARK DESTINATION, CONTRIBUTING TO THE REGION’S ECONOMIC GROWTH AND LIVABILITY.
